At Roan Services LLC, we conduct a comprehensive inspection of your soon-to-own home, identifying any underlying issues or potential concerns. Upon completion, your inspector will provide you with a detailed report of findings to give you a clear understanding of the home’s condition which can be used to negotiate any necessary repairs or concessions as needed.

What do we inspect?

Our inspection covers the current condition of visible aspects of the home, including, but not limited to the following:

  • Roof
    • coverings, gutters, downspouts, vents, flashing, skylights, chimney, penetrations and general structure
  • Plumbing
    • fixtures, flow/load, venting, shut-off valves, water heater, toilets, showers, sinks, bathtubs, drains
  • Electrical
    • lights, outlets, GFCI, smoke/carbon monoxide alarms, appliances
  • HVAC
    • heating type, thermostat
  • Insulation & ventilation
    • all unfinished spaces: attic, crawl space, etc
  • Exterior
    • siding, flashing, trim, walkways, driveway, patio/deck, grade
  • Interior
    • floors, wall, ceilings, staircases, railings
  • Foundation/Basement/Crawl space
  • Doors & windows
    • interior & exterior, including garage door
  • Fireplaces
    • visible portions, chimney, damper, clean-out door, lintels

What can I expect during my inspection?

  • Your inspector will meet you at the address where the inspection is taking place
  • We recommend that you be present for the duration of the inspection. (Estimated inspection times are calculated as you schedule your inspection.)
  • Your inspector will be taking many photos and notes to include in your report. (please be aware that the main focus of your inspector is to provide you with a detailed report)
  • You will receive a home maintenance manual

What will my report include?

  • Your report will be available within 48 hours
    (any additional testing results will be made available to you as soon as we receive the results)
  • You will receive an e-mail with link to an online report and PDF version of the report.
  • Report will be broken down into three categories:
    • Maintenance/information
      This includes property condition information and maintenance suggestions.
    • Attention
      This category identifies where service, maintenance, repair, or replacement is recommended.
    • Priority
      These items require service, replacement, or further inspection by a specialist. 
  • Photos will be included in report to show conditions and/or locations
