

Radon Testing
Radon testing is the process of measuring the level of radon gas in a home or building. Radon is a colorless, odorless, and tasteless gas that is naturally occurring and is formed by the decay of radioactive materials in the ground. When radon gas is present in high concentrations it can pose a health risk, as it is the second most common cause of lung cancer worldwide.
provides continuous data, which is collected and analyzed, allowing the device to offer reliable short-term and long-term average radon level readings, reports, and tamper resistance, all while using minimal power from its internal batteries.Â
To test for radon we will be placing an Airthings Corentium Pro device in the home at the lowest level for a minimum of 48 hours. The device collects and analyzes radon levels hourly during the testing period. The data is accessed via a smartphone and results are available immediately.
If the radon levels are found to be above the EPA action level of 4 pCi/L (picocuries per liter), we will recommend a radon mitigation strategy be implemented by a certified radon mitigation contractor.

Septic Evaluation
Our septic evaluation involves a thorough examination of the visible components of the septic system to ensure that they are functioning properly and safely.
Due to the many types of septic systems in use today the exact components inspected will change for each household. Evaluation will be visual and will typically include the following components:
- Tank: A visual inspection of the tank lids, access risers and the portion of the tank above the liquid level.
- Baffles/Inlet/Outlet: The inlet and outlet baffles and lines are visually examined from the inside of the tank.
- Tank Contents: A measurement of the sludge and scum levels in the tank using a ‘Sludge Judge’
- Drain Field: The drain field leach lines are visually inspected to ensure that it is absorbing waste water properly and is not saturated or appears to be clogged.
- Load Test: Performing a waste water load test simulates a day’s use of water in a relatively short period of time. This shows the effluent flow through the septic tank and the absorption of the drain field.
- Lift Pump: If the system has a pump, it is inspected to ensure that it is working properly and is the correct size for the system.
- Electrical system: The electrical system that powers the pump and other components is inspected to ensure that it is properly installed and functioning safely.

Well Evaluation
Our well evaluation involves conducting a flow test and taking a water sample for analysis.
The flow test measures the steady state output volume from your well pump over a set period of time. The flow test will be used to check the output rate from your well but also the water volume to evaluate your septic system.
The water sample is collected from an interior faucet and is sent to a lab for analysis. We offer two levels of water sample analysis, basic and comprehensive.
Our analysis includes coliform, e. coli, nitrates, and lead, and will meet the requirements for both FHA and rural development loans.

Mold Inspection
& Testing
Mold is a type of fungus that can thrive in damp, humid environments and can pose health risks and structural concerns when it proliferates indoors.
Our base home inspection includes observing indications of mold and noting if present.
How we look for indications of mold:
- Visual assessment: We will visually inspect the property, looking for visible signs of mold growth, water damage, and areas prone to moisture accumulation.
- Moisture detection: Since mold thrives in damp conditions, we use moisture meters and other tools to detect areas with high humidity levels or hidden water leaks that could foster mold growth.
If there are any signs of mold present at the time of the inspection they will be included in the report and we will recommend a mold remediation specialist be contacted for further evaluation.

Pool/Spa
Inspection
Our pool and hot tub inspection will assess the condition and safety of the pool and/or hot tub. The inspection typically covers the physical condition of the pool or hot tub and its equipment, as well as its compliance with local regulations and safety standards.
During the inspection, the following components will be examined:
- Pool or hot tub structure: We will check the condition of the pool or hot tub structure, including the walls, floor, steps, and coping.
- Pool or hot tub equipment: We will evaluate the condition and operation of equipment such as pumps, filters, heaters, and lights.
- Pool or hot tub safety features: We will check that safety features such as fencing, covers, and alarms are installed and functioning properly.
- Compliance with regulations: We will verify that the pool or hot tub complies with local regulations and safety standards, including fencing, covers, and signage requirements.

Outbuilding
Inspection
Our outbuilding inspection will assess the condition and safety of an outbuilding, such as a detached office, shed or pole barn. The inspection typically covers the physical condition of the outbuilding and its equipment.
During the inspection, the following components will be examined:
- Structure: We will check the condition of the outbuilding structure, including the walls, roof, foundation, windows, doors, and framing.
- Electrical and plumbing systems: We will evaluate the condition and operation of any electrical and plumbing systems that may be present in the outbuilding.
- Safety features: We will check that safety features such as fire extinguishers and smoke detectors are installed and functioning properly.

Washtenaw County Time of Sale Inspection
Homeowners in Washtenaw county with an on-site septic system and/or well are required to have an inspection prior to selling their home.
We are certified through the county to perform these inspections. A standardized inspection procedure is used and the report is submitted on a standardized form for review by the Environmental Health Division. Their report is available within five days and results are good for 12 months.
